Since the pandemic, the laws of eviction have become more been volatile and complicated. However, California law strictly prohibits self-help evictions, meaning that landlords are not allowed to evict tenants on their own by shutting off electricity, water, or changing the locks. Instead, landlords must go through the legal procedures of eviction called “Unlawful Detainer”: from issuing the Three-Day Notice to Pay or Quit, to filing the UD complaint at the local courthouse, and to conducting the final lockout performed by the Sheriff, the entire process could take up to 2-3 months, or even longer (see flowchart below).
